Construction cost per square foot in Bangladesh (2026): thumb rules and sanity checks
Indicative cost per sft for residential, commercial, factory and PEB buildings; steel and cement per sft; and how to use thumb rules to catch estimating errors.

Owners ask for a cost per square foot before any drawing exists, and engineers use the same number to check a finished BOQ. Here is how to use it well.
Indicative ranges (2026)
These are ranges for a complete building — structure, civil works and typical finishes — excluding land, machinery and special services. They vary with location, specification and market prices.
| Building | Indicative cost (BDT per sft of floor area) |
|---|---|
| Residential RCC, mid-range finish | 2,800 – 4,000 |
| Commercial building | 3,800 – 5,200 |
| RCC factory building | 3,200 – 4,200 |
| Industrial PEB shed (with foundation and floor) | 2,200 – 3,000 |
| Structural retrofitting & strengthening | 450 – 950 |
The owner's budget calculator on the EstiMatrix homepage uses ranges like these with location factors.
Material thumb rules for RCC buildings
| Indicator | Typical range |
|---|---|
| Reinforcement | 3.5 – 5.5 kg per sft (higher for tall or seismic-detailed frames) |
| Cement | 0.40 – 0.55 bag per sft |
| Bricks | 8 – 12 per sft |
Using thumb rules to check a BOQ
A number far outside the range is not necessarily wrong, but it deserves a second look:
- rebar kg/sft much too high — a length entered in feet against a kg/m weight, or a slab measured twice;
- cement bags/sft too low — missing plaster or flooring items;
- cost per sft too low — missing a whole trade (sanitary, electrical, site development).
EstiMatrix calculates cost per SFT, rebar kg/SFT and cement bags/SFT once you enter the built-up area, and flags values outside thumb-rule ranges (the amber ⚠ pill in the toolbar).
Why estimates differ from these numbers
- location (transport of stone chips and sand), access and site conditions;
- foundation type — piles can add 8–15 %;
- specification: imported tiles, glass façades, lifts, generators;
- market swings in rod and cement — check today's market prices.
From ballpark to BOQ
Cost per sft is for feasibility. Tender decisions need a measured BOQ — create one or send drawings to Prime Base Engineering for a detailed BOQ.
